A desktop app for recording rent, seeing who’s behind, and keeping lease PDFs in one place.
Not for tenant portals. Not for whoever’s selling cloud SaaS to landlords this month. No subscription, no account, no internet needed. Your tenants’ data stays on your machine.
You probably track rent in Excel. Or a notebook. Or your head.
That works for two units. By five, you’re searching WhatsApp for “did Suresh pay last month.” By ten, you’re missing payments and don’t know it for weeks.
Every property-management tool out there wants ₹500 to ₹1,500 a month, a tenant portal nobody uses, and your full rent roll uploaded to their servers. None of that is built for someone with a handful of units. It’s built for someone with hundreds, and you’re paying for the bloat.
Nexus Landlord is what’s left when you strip all of that out.
Click around. It’s the actual workspace.
Eight fake tenants across three properties, with six months of made-up rent history. Pick a tenant, record a payment in the bottom dock, watch the streak dots and the “Behind” count update. Open the command palette with Ctrl+K. Refresh when you’re done — nothing’s saved.
Runs in your browser with fake data. The real app runs on your desktop, with your real data, fully offline.
Three things, done seriously.
Everything on one screen
Property tree on the left, tenants in the middle, the selected tenant’s full lease + payment history + documents on the right. Recording rent takes one keystroke from anywhere.
Drop in a bank statement, hit save
CSV or Excel from any Indian bank. The importer figures out which column is what, skips overview rows, and matches deposits to tenants by name. Save the mapping once; future imports are one click.
See who’s late at a glance
Six little dots per tenant — green for paid, red for unpaid — covering the last six months. Sort by who’s most behind. Stop finding out three weeks late.
Pay once. Use forever.

There’s no server burning money on our behalf.
Most software like this charges ₹500 to ₹1,500 a month, forever. That made sense when the data lived on the company’s servers — they had real costs to run.
Nexus Landlord runs entirely on your computer. No reason to charge you every month. You buy it once, it’s yours, and even if this site disappears tomorrow your data stays on your laptop and the app keeps working.
When a major new version ships (v2, v3) it’ll be a paid upgrade — about half the original price. You decide then whether it’s worth it. Until then, what you bought is what you get, and it’ll keep working.
FAQ
Can I try it before buying?
Yes — the sandbox runs the actual workspace in your browser with eight fake tenants and six months of made-up rent history. Click a tenant, record a payment, watch the streak update, open the command palette with Ctrl+K. Refresh resets everything. When you buy, you download the desktop version and start fresh with your own data.
Will it work on my old Windows laptop?
Anything from Windows 10 onwards, 4 GB RAM minimum. The installer is about 150 MB.
What happens if I switch computers?
Copy one file (nexus.db from your AppData folder) to the new machine. Done. Your licence key works on both.
Is there a Mac version?
Not yet. Email av@nexuslandlord.com with subject "Mac" to be notified when it ships.
What if I don’t like it after buying?
Email within 7 days for a full refund. No questions, no forms.
Can I import my existing Excel sheet?
Yes — there’s a one-time CSV import for tenants, and bank statement import handles your historical payments.
What happens to my data if you stop building this?
The app keeps working. Your SQLite file is a standard format any developer can read. You’re never locked in.
